MANOR FARM LEISURE NEAR EVESHAM GOES UP FOR SALE

A leisure park with a caravan site, golf course and fishing lakes has gone up for sale near Evesham. Manor Farm Leisure, which consists of  182.6 acres in Harvington, Worcestershire, has gone up for sale. A family has run the estate for decades.
Potential buyers can purchase the land as a whole or one of the three parts of the site, which has been split into the caravan park, the Harvington Golf Centre and Windmill Lakes.

The caravan park (at a guide price of £3.25 million) extends across 21.14 acres and comprises of 46 caravan holiday homes, of which 31 have been sold under a 20-year licence agreement.

It has a touring caravan area with 15 pitches, an amenity building, and an open space which provides storage for 20 caravans with several buildings and paddocks which offer potential for further development. 
A three-bedroom residential property with separate access adjoins the caravan park.

Harvington Golf Centre (at a guide price of £1.25 million) has an 18-hole and a 9-hole golf course, two agricultural fields, river fishing, a former livestock building and a two-bedroom residential property.

It spans 132.67 acres.

Windmill Lakes has six lakes across its 28.74 acres with 203 pegs and a range of varying weight and maturity species, including carp, crucian carp, tench and perch.

There is a three-bedroom manager's accommodation, a café, a tackle shop, and 40 parking spaces, with additional parking adjoining the lakes.

Kay Griffiths, Associate Director in the leisure and trade-related team at Savills, says: "Manor Farm Leisure has been occupied and developed by the current family since the early 1900s.

"This portfolio offers strong investment features and scope for further development, so we expect substantial interest from a broad range of investors and operators."

Manor Farm Leisure is located on the edge of Harvington, a small village between Worcester, Cheltenham and Stratford-upon-Avon.

PLAN TO CREATE EXTRA FISHING LAKES TO MEET HIGH DEMAND FROM ANGLERS IS SUNK

An Aldridge fishery's bid to create new lakes and other facilities to meet growing demand has been sunk by planners. Foxhill Fishery, off Pinfold Lane, wanted to create three new fishing lakes, along with erecting a new building which will house a new café, five-holiday lets, shower and toilet facilities.
Representatives said they also wanted to extend the existing children's fishing lake, adding the development could have created up to eight new jobs. But Walsall Council planning officers refused to grant permission citing a number of reasons including the potential harm it could cause to the Green Belt and Great Barr Conservation Area it sits in.

Other reasons included a lack of information on an acceptable drainage strategy, impact on species and potential impact on traffic. Agent Iain Denton said: "In recent times the number of fishing pegs have had to be reduced because of inadequate car parking space.
 
"At present there are 36 pegs on three lakes and only 20 car parking spaces. Demand does however remain high. Our clients propose to create three new fishing lake and to extend a small existing children’s fishing lake. They further propose to erect a building on-site, ancillary to the lakes, and housing a café, bait shop, showers, toilets and five-holiday lets. Their aim for the future is to cater for families, people with disabilities, children and new starters,

"Our clients have found that 50 per cent of anglers are big fish carp anglers and the other 50 per cent, like to pleasure fish. The existing pools are not big enough to accommodate everyone's needs at the same time and are not big enough to hold matches in the main season.
 
"The proposed lake design would allow our clients to hold matches, and to section off an area for children. With 40/50 per cent of anglers now choosing to big carp fish, our clients propose 16/18 pegs on couple of specimen pools.
 
"Anglers like plenty of space when fishing for bigger fish, and big carp anglers bring a lot of tackle with them. The proposals allow for 16 car parking spaces closer to the pools and 2 pegs where vehicular access can be gained for disabled anglers.

"Before matches most anglers will meet at café and draw pegs before driving to the match pool. 25/30 car spaces have therefore been proposed close to café. It is anticipated that the proposals will create 6-8 new jobs, and no alteration to the existing vehicular access is proposed."

BARBEL SOCIETY SLAM THE ANGLING TRUST AND ENVIRONMENT AGENCY ON RIVER POLLUTION

An 'open letter' has been penned to the angling community by the Barbel Society, calling for anglers to apply pressure to ‘the powers that be’ to save our ailing rivers. Their Chairman, Steve Pope, says the 
situation with pollution is the worst he’s ever known and that, without the angling community fighting as one, we risk it being ‘too late’ for anything to be done.

Other members of the Society, Ray Walton and Laurence Breakspear, took aim at the Angling Trust and Environment Agency for their lack of action, as well as the continued decline of our waterways under their watch.
 
Their letter reads:
 
“The current situation with regard to pollution is the worst I’ve ever known and whilst acknowledging the difficulties in getting the problem solved, I wish the angling community could be fully mobilised and in tandem with others who have an interest in our riverine environment and apply continuous and massive pressure on the powers that be to help bring about change.


“My angling colleagues speak from the heart, and they need to be heard before it’s too late.”

“The EA authorise, permit and have legalized the vast majority of untreated raw sewage/chemical discharges that have contaminated, poisoned or killed off our riverine and sea protected habitats. They have legalized the serial pollution of our UK Rivers.
“I don’t hold much faith in the Angling Trust regarding river pollution. They are contracted partners with the EA, who has legalized untreated raw sewage/chemical pollution. How can the Angling Trust be partner to that? The EA pays the Angling Trust over £1.4 Million per year. They are no longer as independent or transparent as they make out to be, so there is a significant conflict of interestregarding exposing and publicising pollution incidents, fish kills etc. to anglers and the public.”

“I consider the Angling Trust and the Environmental Agency to have failed all anglers and ultimately all river users. To be told that the river you intend to fish or use is a carrier of bacteria and viruses that include life threatening disease such as E. coli, Polio, HIV, and other water born bacterial infections is an absolute disgrace.
 
“When raw sewage or effluent is discharged into the river with chemical additives so powerful that the river dies before your very eyes, a stench so pungent that all riverine life stands still, chemical additives that sickens fish so much they don’t feed, fly life so effected it disappears from view, the Angling Trust and the EA offer no safety guidance. In my view, they are not fit for purpose. On their watch, pollution is much worse. We have been failed and we continue to be failed.

BIRMINGHAM ANGLER FINED £443 FOR ILLEGAL FISHING

A Birmingham angler has been ordered to pay a total of £443 after he was caught fishing without a licence by Environment Agency fisheries enforcement officers at Riddings Fishery near Grendon, Atherstone, Warwickshire.
At Northampton magistrates on 25 September 2023, Ethan Woodhall, 21, of Poplar Rise, Birmingham, did not return a plea and the case was proved in his absence.

He was fined £220, ordered to pay costs of £135 and a victim's surcharge of £88. The offence occurred on 9 April 2023.

Following the verdict, Nichola Tomlinson, Fisheries Enforcement Team Leader at the Environment Agency, said: 

"These cases show how seriously the courts take these offences and we hope the high penalties will act as a deterrent to any angler who is thinking of fishing without a licence or in the close season.  

"We inspect rod licences throughout the West Midlands and work 24/7, seven days a week to check on cases of illegal fishing. For those caught cheating the system, we will always prosecute." 

"All income from fishing licence sales is used to fund our work to protect and improve fish stocks, fisheries and the environment. This includes improving habitats for fish, reinvesting money back to facilities and clubs for anglers, tackling illegal fishing and working with partners to encourage more people to give fishing a go."

The Environment Agency carries out enforcement work all year round and is supported by partners including the police and the Angling Trust. Fisheries enforcement work is intelligence-led, targeting known hot-spots and where illegal fishing is reported. 

Fishing illegally can incur a fine of up to £2,500 and offenders can also have their fishing equipment seized.

ANGLER FINED FOR FISHING IN CANAL WITHOUT VALID LICENCE

An angler from Gloucester has been fined over £1,000 for fishing licence offences. Luke McLarney, 44 and of Painswick Road, was prosecuted for fishing without a valid licence, as well as refusing to give personal details to an Environment Agency official.
McLarney was absent and failed to enter a plea during a hearing at Swindon Magistrates Court on Wednesday, September 13. The court heard how he refused to give his name and address when asked by a fisheries enforcement officer from the Environment Agency on the Gloucester and Sharpness Canal, near Hardwicke, on March 10 this year.

The 44-year-old was prosecuted and fined £440 for that offence and a further £220 for not having a valid fishing licence. In addition, he was ordered to pay a victim’s surcharge of £264 and costs of £135.

Nichola Tomlinson, the Fisheries Enforcement team leader for the Environment Agency in the West Midlands, said: “We hope this penalty imposed by the court will act as a deterrent to anyone who is thinking of breaking the laws and byelaws for angling in England.

THE ENVIRONMENT AGENCY AND ANGLING TRUST GET FISHING FUND IS BACK and RELAUNCHES ON MONDAY 2ND OCTOBER 2023

Since 2019 the Environment Agency has invested over £400,000 of fishing licence income in 300 Get Fishing Funded projects nationwide, and enabled thousands more newcomers to get into fishing. This popular fund relaunches on Monday 2nd October,​
with grants of up to £2,500 per organisation available via the Angling Trust who administer the Get Fishing Fund.

The Get Fishing Fund is all about supporting organisations to run events and activities that help get people into fishing. Funding can be used to purchase fishing tackle, equipment, event shelters and resources to help run events, making it as easy as possible for newcomers to get fishing!
The fund has proved incredibly popular with angling clubs, fisheries and angling coaches as well as schools, local authorities and charities. Interested organisations are recommended to review the fund guidance notes available at www.anglingtrust.net/getfishingfund, to fully understand the objectives of the fund, and are welcome to contact the Angling Trust to discuss their application and give it the best chance of being successful.

Heidi Stone, Fisheries Partnership Manager at the Environment Agency commented: ‘We are delighted to continue this initiative with the Angling Trust. All the funding comes from licence sales so today’s anglers are helping to support first timers or novices to try the sport they love. It is especially rewarding to see the joy a first catch or the shared learning experience of families or groups of friends at these professionally run events.’

Clive Copeland, Head of Participation at the Angling Trust added: “Over the past three years, we’ve seen the incredible impact the Get Fishing Fund has had to help more people get into fishing. The continued support of the Environment Agency to introduce newcomers means that even more people can discover the social, health and wellbeing benefits of fishing.”

The deadline for applications is Friday 8th December 2023. Applicants can expect to receive an update on the status of their application by 31st January 2024.
